The Reserve Residences is an upcoming integrated condominium launch in the Upper Bukit Timah Area, that will be developed by Far East Organization and Sino Group on a site area of 32,185 sq m and a maximum GFA of 96,555 sq m. The Reserve Residences also consist of residential and commercial units, that will be integrated with a bus interchange and a direct link to Beauty World MRT Station.
The tender for the integrated development site at Jalan Anak Bukit was launched by Urban Redevelopment Authority(URA) on 30 June 2020, which was then concluded on 29 June 2021. In the end, it was awarded to the highest bidder FE Landmark, FEC Residences Trustee and FEC Retail Trustee (a 50-50 joint venture between Far East Organization and Sino Group) for $1,028,333,333. The price translates to $989.4 per square foot per plot ratio (psf ppr), which is in line with the market conditions.
Three tenderers submitted a total 5 Concept Proposals, with Far East Organization and Sino Group the only applicant to submit multiple bids; a total of 3. The second highest bidder of $1.011 billion was submitted by a joint venture of Wing Tai Holdings and Mercatus Commercial Trust. Meanwhile, the last bidder of $808.99 mil was submitted by the partnership of Allgreen Properties and Kerry Properties. URA mentioned “Overall, the concept proposal is compelling in its well-considered site planning, design response to tropical climate and integration of the various uses and public spaces.”
Marc Boey, an Executive Director (Planning and Acquisition) from Far East Organization said that it is their vision to create a bustling and vibrant urban village nestled within lushly landscaped gardens and spaces. He also mentioned that the the towers will be carefully positioned so that future residents will enjoy the panoramic unblocked views of the Bukit Timah Nature Reserve. Such vision will enhance the identity of Beauty World area that comes with an integrated transport hub.
Sitting on 3.22 ha site, The Reserve Residences is located at the junction or Upper Bukit Timah Road and Jalan Jurong Kechil. According to the Concept Proposal, the integrated transport hub will have Beauty World Bus Interchange on the second storey. In addition to the bus interchange, there will be an underpass connecting to Beauty World MRT Station on Downtown Line. The commercial space will span across the first three storeys, with 20,000 sqm which will cater to retail, food and beverage, and office space in a podium, centering around a 1800 sq m plaza.
As for the residential space, there will be 700 residential units and 150 serviced apartments. Future residents at The Reserve Residences will have a lot of interesting home features to look forward to.
